Montereau in Warren Woods is a 550,000 square-foot full-service continuing care retirement center built for the Warren Foundation as a part of the St. Francis Medical System. It consisted of 240 independent living units in two six-story wings; 48 skilled nursing beds in a two story wing, 60 assisted living beds in a two story wing; 18 stand-alone cottages; a 60,000 sf Commons Center with a full service kitchen and dining, a multipurpose room, activity spaces, housekeeping facilities, administrative offices and a health club with indoor pool and spa. |
The mechanical systems include a 1,200 ton central chilled water plant and an 18,000 MBH heating water plant that includes domestic water heating capacity. The water distribution systems are arranged in a primary/secondary way and are controlled by plant wide digital packaged pumping systems. A series of constant volume and VAV air handling units serve all of the public areas and back-of-house spaces while a two-pipe fan coil system serves all of the residential units. The cottages have independent gas-fired forced air furnaces with condensing units. |
